Servicing
To ensure your boiler is working safely and efficiently and to reduce
the risk of breakdown, boiler manufacturers recommend you have your
boiler serviced and checked every year. Maintaining the efficiency
of your boiler with an annual service can save you up to 10-15%
on your household gas bill.
During our boiler servicing procedure our Gas Safe registered
engineers will examine the key areas of your boiler and carry out
a thorough investigation including:
- Examine the efficiency of your gas boiler, controls and components
- Check that your appliance is burning correctly and not producing
carbon monoxide
- Clean vital parts to help prevent carbon monoxide incidents
and improve gas efficiency
- Ensure all ventilation routes are clear and working properly
- Check that your appliances are positioned in the right place
- Ensure there is a good supply of combustion air (ventilation)
to appliances
- Ensure all appliances are on the right setting and are burning
correctly
- Check the flu system for blockages
- Measure the gas pressure and flow rate
- Perform a tightness test to detect any gas leaks
- Check your radiators, radiator valves and exposed pipework
for leaks and corrosion
During the service our engineer will also test your boiler with a
Flue Gas Analyser (FGA) to check for safety, performance and
combustion efficiency.
We also service gas cookers, gas water heaters and gas wall heaters
and carry out homeowner/ landlord's gas safety inspections and certification.
Signs
that your gas appliances need servicing:
- Your boiler or gas appliance is not working properly
- Your boiler or gas appliance is burning with a lazy yellow
or orange flame instead of a crisp blue flame
- You can see soot or yellow/brown staining around or on your
boiler or gas appliance
- The pilot light keeps going out
- There is increased condensation inside windows

Landlord Gas Safety Certificates
All landlords who rent out part or all of a property must have all
gas appliances, pipework and flues checked for gas safety every 12
months or when a new tenant moves in by a Gas Safe registered
heating engineer and a gas safety certificate as proof of compliance.
Landlords must keep a copy of their certificate for at least 2 years
and issue a copy to each existing tenant and to new tenants before
they move in.
We carry out the required safety checks on all gas appliances and
issue you with a Landlord Gas Safety certificate.
During our gas safety inspection, we check that:
- All your appliances and pipework are gas tight, i.e. there
are no gas leaks
- The standing and working pressure are correct if test points
are available
- The burner pressure / gas rate is in line with the manufacturer's
data plate
- Necessary ventilation is in place for all your gas appliances
- There is nothing obstructing the products of combustion in
the flow
- All the safety devices operate satisfactorily
- There is physical stability, presence and effectiveness of
stability brackets (where appropriate)
- All your gas appliances are being operated safely. An appliance
can not be deemed as having been checked, until the above has been
completed
